Press Release: Brickflow Embeds Live Property Funding Comparison into Upstix Investor Platform | Featured Image by FF News

Brickflow and Upstix have integrated their platforms to provide instant funding comparisons for specialist property investors. By embedding Brickflow’s marketplace of over 160 lenders into the Upstix investor platform, the partnership aims to eliminate the financing delays that frequently cause property deals to collapse, streamlining the acquisition of below-market-value assets.

What was announced

The partnership integrates Brickflow’s digital marketplace for specialist property finance directly into the Upstix investor platform. This allows property investors to view comparable investment funding options for every listing on the Upstix site. Buyers can search against Brickflow’s panel of more than 160 lenders specifically for the property they are viewing, though lender names are withheld during the initial search phase. The entire process remains broker-supported, with a Brickflow broker managing the transaction from the initial enquiry through to completion.

Upstix operates as a cash-buying platform designed to solve the uncertainty of traditional UK property sales, which often take months and carry a high risk of collapse. The platform provides sellers with a cash offer within 24 hours and a flexible completion date. In exchange for speed and certainty, sellers typically accept approximately 80% of the market value, a trade-off positioned against the costs of traditional agent commissions and the risk of price reductions on the open market.

The integration covers two distinct routes on the Upstix platform: properties that Upstix is marketing on behalf of homeowners and properties from Upstix’s own portfolio that it has already purchased and is now reselling. By providing live funding searches at the point of discovery, the collaboration ensures that investors do not need to source finance separately after finding a potential deal, reducing the risk of losing out to faster cash buyers.

"We hear the same story from investors all the time: they find a deal that stacks, and then spend the next six weeks watching someone else complete on it because they were still waiting on finance to come through. That's the moment manual loan sourcing costs people the most, not on a spreadsheet somewhere, but on the property they never got. Upstix has already taken that stress out of selling. We just wanted buyers to feel it too."

"Once a seller works with Upstix, the traditional delays are taken out of the equation: the seller gets paid and isn't left waiting on chains, finance, or anyone else. Whether it is Upstix looking to sell a property or an investor wanting to move quickly to secure the best deal, no one has to wait weeks for the finance to come through. Brickflow speeds up exactly that stage, improving deal times."

The companies involved

Brickflow is a UK-based digital marketplace specifically built for the specialist property finance sector. The platform serves as a bridge between property investors, developers, and a wide array of lenders, offering tools to compare and secure commercial mortgages, bridging loans, and development finance. By digitising the search and application process, Brickflow aims to bring transparency and speed to a corner of the lending market that has traditionally relied on manual, offline processes and fragmented broker networks.

Upstix positions itself as an iBuyer-style platform for the UK residential market, focusing on speed and liquidity for sellers who need to exit a property quickly. By acting as a cash buyer, the company removes the traditional property chain, which is a frequent point of failure in UK real estate transactions. Its investor platform serves as an exit route for the assets it acquires, as well as a marketplace for distressed or high-speed sales from third-party homeowners. Together, the two firms represent a growing segment of the UK fintech and proptech landscape that seeks to compress the time-to-value for high-stakes property transactions.

What FF News has reported before

FF News has previously tracked Brickflow’s efforts to automate the specialist lending space. The company recently collaborated with lender Together to launch Brickflow and Together Launch Instant Automated Decisions-in-Principle for Commercial Brokers. That initiative focused on providing commercial brokers with immediate, automated responses from lenders, further reducing the manual overhead involved in securing complex property finance. This latest move with Upstix extends that philosophy of speed directly to the investor at the point of property discovery, rather than just the broker level.

What this means

This partnership highlights the increasing convergence between proptech and fintech, specifically in the iBuyer and specialist lending niches. By embedding finance at the point of sale, Brickflow is challenging traditional high-street lenders and manual brokerage models that cannot match the speed required for below-market-value acquisitions. The move puts pressure on traditional estate agents and mortgage brokers who lack integrated digital toolsets. However, it raises questions about the long-term sustainability of the 20% speed discount for sellers if interest rates remain volatile. For the wider sector, it signals that embedded finance is no longer just for retail checkouts but is becoming a requirement for high-value asset marketplaces.
