Brennan Investment Group has appointed Keith Hartley to the newly created role of Director, Head of Technology, signaling a strategic shift toward digitizing industrial real estate operations. For fintech and proptech professionals, this move highlights the increasing necessity for institutional asset managers to integrate sophisticated data governance, cybersecurity, and AI-driven efficiencies into traditional physical asset portfolios.

What was announced

Based at the firm’s Rosemont headquarters, Keith Hartley joins Brennan Investment Group to lead a comprehensive technology strategy across the entire organization. This newly established leadership position is designed to oversee enterprise applications, data governance, and vendor management. Hartley is tasked with identifying specific opportunities for AI-driven operational efficiency and strengthening the firm's cybersecurity framework. His remit includes improving data quality and reporting capabilities to ensure the technology platform scales alongside the firm’s expanding business objectives. By working closely with internal teams, Hartley will focus on business transformation initiatives that align with the firm's entrepreneurial culture.

Hartley brings over a decade of experience in technology leadership within the commercial real estate and global financial sectors. He most recently served as Global Manager, Infrastructure and Systems Engineering at Cboe Global Markets. During his tenure there, he managed global infrastructure and systems engineering while playing a key role in the training, development, and standardization of the company’s AI platform. His previous experience includes a significant tenure as Vice President, Technology Enablement and Operations at Harrison Street Real Estate Capital. In that role, he built the technology enablement function from the ground up, streamlined the application environment, and integrated key platforms with a new data warehouse to enhance reporting and visibility across the asset lifecycle. Earlier in his career, Hartley served as Assistant Vice President, IT Enterprise Product Manager at GCM Grosvenor. The creation of this role follows a period of significant activity for Brennan, which has acquired or developed $8 billion in industrial real estate since 2010.

"Technology increasingly touches every aspect of our business, and establishing this role is an important step in continuing to strengthen our platform. Keith brings a strong combination of commercial real estate experience, technology leadership, and an understanding of how people use technology in their day-to-day work. We are excited to welcome him to Brennan."

The companies involved

Brennan Investment Group is a Chicago-based private real estate investment firm specializing in the acquisition, development, and operation of industrial properties. Since its inception in 2010, the firm has established a significant footprint in the United States, targeting major metropolitan markets. Its current portfolio encompasses approximately 58 million square feet of industrial space across 30 states, representing a massive logistical and data-heavy operation. The firm operates with an entrepreneurial focus, managing a diverse range of industrial assets that require robust oversight.

As a privately held entity, Brennan has scaled its operations to manage billions in assets, positioning itself as a major player in the North American industrial sector. The appointment of a dedicated technology head reflects the firm's transition from traditional property management toward a more tech-enabled investment model. This internal infrastructure development is aimed at supporting the firm’s long-term growth and improving how the organization operates within an increasingly digital global real estate market. By centralizing technology leadership, the firm aims to bolster its corporate infrastructure to support its continued investment in people and technology.

What this means

The industrial real estate sector is facing a reckoning where "bricks and mortar" are no longer enough to satisfy institutional investors. Brennan’s decision to hire a technology head from a high-frequency trading and infrastructure background like Cboe suggests that the industry is moving toward a model where data liquidity is as important as physical occupancy. This puts pressure on mid-market real estate firms that lack dedicated tech leadership, as they risk falling behind in reporting transparency and operational speed. The focus on AI-driven efficiency raises a critical question for the sector: can traditional real estate firms successfully bridge the gap between legacy property management and modern fintech-grade data architecture? This move signals that the next phase of competition in industrial real estate will be fought on the strength of a firm's digital platform.
